Home Staging

Simply Organized & Staged offers several options for our clients trying to sell their home in today’s competitive real estate market.

Whether the home is occupied or vacant, our trained, certified, professional home stagers will identify the best ways to make your home stand apart and sell quickly.


Because you live in your house (and probably have for years) it’s hard for you to know where to start getting your home ready for sale.

You live there, you see it everyday and you selected the items that are there and it is “home” to you.

So how do you know what someone else will want or like?  How do you know if the way you live in the home will work for others?

As a professional home stager, my job is to know what your buyer will want and like.  I determine who your target buyer is going to be, and I create a plan to market your home to them specifically.  After all, staging is really just marketing to the right buyer, not just creating a clean and pretty space.

With more then a decade of experience getting homes marketable and sold, I have created a system to easily and quickly get you the information you need and the assistance to get the work done.

We start with the basic consultation – a very detailed, comprehensive room by room report of all things that need to be done to reach your target market.  This includes items to be removed (pre-packed), any rearrangement of furniture, art and accessories to be added or removed, updates and repairs that may be needed, and if painting is recommended we will pick the color for you.  You get all the details you need to follow to get your home ready to sell, and it comes in a room by room report that is easy to follow and check off as you complete.

Showcasing/Photo Prep

The final details are very important – from where to hang the art and set the decor to the angles of the furniture.

While we will give you great detail in our consultation, if your skill set is not decorating and you know it, or your time is limited, you might want to think about hiring us to do the showcasing for you.

The Showcasing/Photo Prep service will take all the final details and put them together for you.  Our team will come in and work on the key rooms first by making sure they are ready for the photos to be taken.  Furniture will be arranged and placed for you, art hung and decor placed.  We will make your home look and feel amazing so buyers will love it!

All Showcasing/Photo Prep projects start with the consultation so we have a game plan to follow.  Home must be clean and prepped prior to service.

Half day Photo Prep: $595

Accessory Rental Package

As your home goes on the market it needs to look amazing and draw the attention of the potential buyers.

Frequently the art and decor is either too personal or of the wrong style for the targeted buyer for the home.  IF this is the case we can rent an accessory package to layer in over the top of the sellers existing furniture.*  Rental packages start at $195 per month

  • If our sellers would prefer to purchase accessories instead of renting, we can shop for the items, or give advice on what to purchase.

Updates and Painting

Often before homes go on the market they need a little TLC to get ready for their big day!

Homes with wallpaper, strong paint colors, worn/dated flooring, or dirty walls need to be updated and refreshed.

We do the majority of this work with our team of professionals so you don’t have to worry about all the details.

When needed, we have a team of trusted trades people to take care of the bigger projects.

Vacant Home Staging

Vacant homes often take twice as long to sell as occupied homes. Some of the reasons include:
  • it is difficult for buyers to make an emotional connection to an empty property
  • potential buyers don’t spend as much time touring a vacant house
  • it is hard for buyers to imagine how – or if – their belongings will fit in an empty space
  • there is nothing else to look at but “flaws”
  • on-line photos make it hard to get a realistic sense of room size or purpose

Our experts have the experience to understand what today’s buyers are looking for and the ability to create a warm, inviting atmosphere that will allow buyers to connect emotionally.

Staging Main Spaces: We will fully stage the main or “public” spaces with furniture, art and accessories.  These areas including living room, dining room, family room, kitchen, and all powder rooms on the main floor. If the master suite is also on the main floor, we recommend that area is staged as well.

Full House Staging:  We know the more of the house we stage the faster the process works.  Purchasing a home is an emotional decision, so to keep the emotion going through the whole house makes sense.  We want buyers to see how well the house works for them and connect throughout the house.

Pricing: Price to stage varies depending on the number and size of rooms to be staged, as well as the amount of furniture and accessories needed.  Most staging projects range between $1995 and $3600 for a 2 month package.  We will provide a bid for your specific project at no charge.

Determining how to best downsize and relocate a lifetime of memories and belongings can seem overwhelming, both physically and emotionally. The goal of the team at Simply Organized & Staged is to minimize the stress involved by guiding our clients through this difficult process, while offering as much or as little assistance as they need.

We can plan, coordinate, manage and implement the move itself, help get the new residence set up to feel like home, and provide the information and resources necessary to update and prepare the house for sale.

Our process starts with a consultation.  We will meet with you and your family to create a plan.  We will determine what you need from us and how we can best help you.  Once the plan is made we will together determine what you and your family will do and what you need our team to do for you.  We will bid out the work for you from the consultation.

  • Create a floor plan to determine what will fit in your new residence.
  • Determine how and when to prepare the house for sale.
  • Determine what to do with your remaining belongings…sell, donate, gift, or discard.

Implementing the Move

  • Our professional organizers will help you sort and purge your belongings and disperse them according to your wishes
  • We will ensure all belongings going to your new residence are carefully packed and labeled.
  • Our professional organizers will manage and supervise the physical move.

New Home Set Up

When we leave, your pictures will be hung, beds will be made, and dishes put away…your home is ready for living.


  • We will work with your things to prepare your home for sale.
  • We will obtain bids for any recommended updates or repairs.
  • Furniture rental is available for vacant properties.

Estate Clean Out

Sometimes it is not possible to deal with all the “stuff” left behind when a loved one is moved to a nursing home or passes away.  Life is very busy and the added demands of clearing out a house full of items and getting it ready to sell can sometimes be too much.  Our team can go in and take care of all the details of getting the house emptied, and ready to put on the market.

The Process

We start with a bid.

We will meet with you and determine the scope of the project and give you a bid to take care of the clean out, updates, repairs and staging.

  • Clean Out: We will help determine what can be sold, donated and what should just be thrown out.  Our team then goes to work and gets the job done.
  • Update and Repair: We will make sure the house is in good condition for selling.
  • Stage: Once the work is done, we will stage the house and have it ready for market.
  • Photos: We will get professional photos for you.
